Choosing Your Realtor

Choosing a Realtor to help you with the sale of your home will be one of the most important choices you make on probably the largest financial transaction you have had to date. Many people decide to work with a friend or relative or “someone they know” when selling their home. Any licensed Oklahoma real estate agent can take your listing and if they are a member of the OKC metro MLS, can place your listing in the MLS for other agents to see. But is that enough? We think a Realtor should do more.

Your Realtor is Your Director of Marketing and Sales

A Realtor is the head of your marketing and sales team. Their job is to market your home in the best possible light to the largest number of qualified buyers, thereby maximizing your home’s exposure and hopefully the price you can get for your home. And selling your home requires far more than just placing it into the multiple listing service (MLS).

I market your home on a variety of web sites. My site is syndicated through dozens of other web sites such as Zillow, Trulia, Realtor.com and others, providing you maximum exposure for your home. It will also be shown on every REMAX agent web site worldwide as well as REMAX.com, one of the busiest web sites in the industry. I also market to thousands of local contacts in my database through our widely distributed Metro OKC Real Estate Newsletter. I also notify colleagues of mine about your home via email and phone calls. I have professional photos taken of your home, create a very high quality virtual tour for each home, help with flyers, eye catching yard signs, and a host of other marketing avenues to try and sell your home. All this means your home has maximum exposure to the biggest pool of qualified buyers, which helps your home to sell faster at a higher price.

Your Realtor is Your Negotiator

Your Realtor also helps you when negotiating the sale of your home with a potential buyer. Just like in business acquisition talks or hostage situations, a good Realtor is trained in negotiations and skilled and understanding both parties and working to build consensus and a positive outcome for all parties. I have helped hundreds of families with buying or selling their home. I act as an intermediary so that you can detach the emotion from the process and look at offers objectively.

Access to Resources

I have an extensive network of lenders, home inspectors, repairmen and other contractors that can help you in selling your home. My close relationship with various title companies can help smooth transactions when they become tricky and make sure your title is clear so you can sell your home without problems. Whether you need a painter to touch up your home before putting it on the market, a home stager to optimize the look and layout of your home, or a plumber to fix minor problems prior to inspection, I can get you hooked up with the best in OKC.

Best Real Estate Web Site in OKC Metro

As you browse my web site I am sure you will agree it is the most comprehensive real estate web site in Oklahoma. Not only do we offer valuable guidance and resources to selling your home, we also attract thousands of buyers every year because of our outstanding web site and search engine rankings. Our listings are pulled nightly directly from the MLS so we have the most up-to-date information on homes for sale in Oklahoma (even Zillow or Trulia doesn’t do that). All this means our site is the most accurate, most visited, and most respected real estate site in Oklahoma. Which means more eyeballs for your listing.

Technical Savvy

Our team is one of the most technically savvy real estate teams in central Oklahoma. We were the very first Realtor in Oklahoma to have live feeds from the MLS on our web site. Our team works mostly paperless using technologies such as Authentisign to electronically sign much of mountains of paperwork needed in a real estate transaction. This speeds your home sale and makes it easier for out-of-town buyers to close on your home. Our sophisticated Transaction Desk system means all the paperwork for your transaction is kept on-line in a paperless environment. We can easily send out the documents via email on a moments notice. No more shuffling all over town to sign papers or sending reams of faxes back and forth. In addition, when a potential buyer requests more information on your property, we can respond usually within 5 minutes to their request. This can be important when buyers are looking at multiple homes and helps keep your property in the best light.

What is a Realtor?

Not all real estate agents are Realtors. Realtor is a trademark of the National Association of Realtors (NAR), and only members of NAR can all themselves Realtors. As a NAR member, we are bound by a Code of Ethics that help protect clients and ensure that members practice in a highly ethical manner. NAR also requires periodic training of members and provides many educational opportunities and advanced designations for NAR members. Any complaints from clients are taken seriously and NAR provides a formal process for complaint handling and member discipline. All this helps ensure you, our real estate client, that you are working with a highly skilled professional that takes ethics and customer service seriously.

Downsides of carpet allowance in lieu of new carpet

Sellers often ask if they can just provide a carpet allowance on a listing in lieu of installing new carpet. In their mind, this is a benefit to the buyer since it allows the buyer to choose their own color and style of carpet. The benefit to the seller is they don’t have to deal […]

Kay and I both love history, and we love riding motorcycles. We often combine our dual sport rides with a bit of historical sleuthing.
