Photographing Your Home

Stunning, high quality pictures of your home is the first step in creating demand and in turn, showings. Most buyers today begin their home search on the Internet, and buyers often browse dozens or even hundreds of homes on the web prior to visiting them in person. A series of high quality photos that show off your home in it’s best light will make it stand out from the crowd and increase the number of potential showings, and hence potential buyers, that see your home in person.

You might think “I have a high megapixel digital camera, aren’t those good enough for the Internet?” Ask any professional photographer and they will all tell you, it is not the quality of the camera that makes a good photo, it is the skill and experience of the person operating it that creates outstanding photos. You can give an experienced pro photographer your low cost point and shoot camera and they can probably take better pictures of your home than you can with the pro’s expensive, high end camera! Just like an expensive high quality hammer doesn’t mean you can build a high quality home, or an expensive paintbrush means you can paint the Mona Lisa, an expensive camera doesn’t mean you (or your Realtor) can take high quality photographs of your home. Learning to light the complex interiors of a home requires years of practice and training. I constantly see the results of this mentality on the MLS – great homes with really poor quality, underexposed, poorly lit pictures of fantastic homes. If you have browsed the Internet much looking for your next home you have seen the exact same thing.

Luckily, I am married to a very experienced award-winning professional photographer that has been published numerous times in national and international magazines. James uses Nikon’s top-of-the-line camera for real estate photography, along with special lenses designed specifically for architectural photos. He also uses off-camera flash to brighten up the interior shots and help balance the outdoor light with the indoor lighting. This helps make your home look fresh, appealing and inviting. Depending on the size of your home, it takes anywhere from an hour to 6-8 hours to properly photograph a home. The bigger the home and the more complex the existing lighting, the longer it takes and the more equipment is involved. On large luxury homes it might take James and and assistant hours to move around a half dozen lights, camera, tripods and other equipment necessary to light a large complex space.

So whether you have a $100,000 listing or a $1,000,000 listing, your home is photographed with the same care, quality and attention to detail. This helps your listing pop when it shows up on the MLS and other syndicated web sites like Trulia and Zillow.
