For the second year in a row, Edmond Oklahoma home sales have set records – not just one record, but three records.
For the first time ever, home sales in Edmond and Deer Creek surpassed the $1 billion annual mark – $1,067,494,151 to be exact. That is ONE BILLION DOLLARS of homes sold in Edmond/Deer Creek in a single year. WOW.
As part of that record, we sold a higher number of homes, and the average sales price exceeded $250,000 per home for the first time ever – $257,290 was the average home price in Edmond and Deer Creek for 2013. For the first time ever we sold over 4,000 homes – 4,149 in 2013 – topping 2012’s 3,790 homes sold by 9.4%.
Partially because of these huge increases in homes sold, the inventory of homes for sale in Edmond and Deer Creek has dropped to close to 1,000 homes, which is a far cry from the 2,000 homes we had for sale just a few short years ago. The biggest shortage is homes under $175,000. These homes are going quick and the absorption rate for homes in this price range is only 1-2 months.
